Buyers loan is ready for settlement, all is lined up with the title company, however the house is not yet ready! Frustrating.
I always perform a final walk-through a couple of days prior to closing to avoiding delays like this. In this particular transaction the buyers and I verified the home inspection items after we were told they had been completed. This was two weeks before the scheduled settlement date. I have been asking for the invoices for proof that the items were completed previously but been told just go to the home. I knew better, but still we went to check! Guess what?
The home inspection items were NOT completed!
Two weeks of going back and forth being told the items have been completed and finally receiving an invoice that shows proof of work. Headed back to the home to verify all the home inspection items were completed and guess what?
Yes you guess it correctly. The problem was still there and now there was an additional problem that came up, garage door wouldn’t close anymore. This was a day before settlement. Seller assured us it will all be fixed for closing the next day. Of course we performed another walk through just before closing, and guess what…………………
Frustrating, we had to push back settlement to get the items professionally fixed.
Finally the next day we were able to settle. Buyers were very happy despite the one day delay but it all worked out in the end.
