The other day I received a call from a Woodbridge VA Home Seller asking me to set up an appointment to list his home. As always I asked will your wife who is also on the deed be there as well? The caller responded no she will not be home she is at work. The caller went on don’t worry I am just interested in doing some preliminary research now. OK! An hour later the wife called me telling me she will NEVER sell her home! Let me address something here. No matter how much one party wants to sell their family home in a divorce everyone has to be on the same page in order to sell Real Estate.Divorce is never easy, especially if the parties are not on the same page. In most cases in a divorce the parties are not on the same page, no surprise there.
When it comes to Real Estate and divorce there are a few things to consider:
- Who keeps the home you currently live in?
- What is the value of the home you currently live in?
- Do you have investment properties?
- What is the fair market value of our combined Real Estate?
- Can one party buy out the other?
- Are we better off selling the home we currently live in?
- Can I afford to buy out my partner?
- Can I afford to live in our current house by myself?
If the divorce is amicable and the parties can come up with a solution where everyone gets what they want then things can go much easier. If not a judge will have to decide what happens to any marital property including Real Estate.Most of the time I see couples that are getting divorced, selling their marital home. As the home was purchased with both of the couples income and if they separate or divorce the other spouse most of the time can not afford the mortgage by them self. Why I became a Woodbridge VA Real Estate Agent
My husband and I have been living in Woodbridge for some time, when we decided to look for a bigger home. At that time we lived in a two level townhouse in Lake Ridge. Long story short, I went online to look for home. I also drove around to check out different neighborhoods and saw many for sale signs on Woodbridge VA homes. I called the numbers on the for sale sign and NEVER got to speak to a Real Estate Agent. The one time I did speak with a Real Estate Agent, she told me to call my Agent. I didn’t have an agent as I was looking looking for an agent to help me, but it seemed no one wanted to help me.
So I was very frustrated and called my husband stating that I am not getting anywhere with our home search. Keep in mind my husband has been in Real Estate for quite some time, but because he is working for a builder and not in resale he wasn’t able to assist. Well he did assist. When I called him being frustrated his response was: Get your Real Estate License!
He didn’t have to tell me that twice. As soon as I came home that day I looked up Real Estate Licensing Classes and started Real Estate Licensing Class just a few days later. When I fist came to the US, many years ago from Switzerland, I worked and lived in DC. I rented a small one bedroom apartment within walking distance to the Red Line and didn’t own a car. Quite frankly I didn’t really understand the power of Real Estate back then. You have to realize I grew up in Switzerland where mostly everyone is a renter, so owning Real Estate wasn’t a dream for me back then. Fast forward I met my husband the Realtor, he got me interested in Real Estate, explained the advantages of owning versus renting and I saw the advantages immediately. Well I always new owning your own home has its advantages, but I just didn’t think it was for me at least at that point in my life.So looking back at my first years in the US I wasted a lot of money on rent. Considering I paid as much for rent as I pay now for my mortgage.
When my then boyfriend, now husband suggested we look into purchasing a home in Woodbridge I knew nothing about Woodbridge. All I knew about Woodbridge at that time was that my commute would be longer then the 10 minute metro commute I was used to and that I would need a car. I did a lot of research and was drawn to Woodbridge. When we initially moved to Woodbridge we bought a townhouse in Lake Ridge. I loved to live in Lake Ridge and enjoyed all Lake Ridge has to offer. Then when it became time for us to upgrade we bought a single family home in Dale City.
Since I moved to Woodbridge, Woodbridge has changed quite dramatically. Now there are many more restaurants including the new restaurants at Stonebridge and Potomac Mills. Woodbridge is constantly growing, due to its convenient location, local Woodbridge schools and everything Woodbridge has to offer.
