The days are slowly getting short, effectively losing valuable time for home buyers and home sellers. Once the days get shorter and it gets darker sooner it will make it very hard for home buyers to look at homes after work. During the long summer months many home buyers are actually looking at homes after they are getting off work.If you are currently in the market to purchase a new home don’t wait until you are losing these valuable hours.

What are you looking for when purchasing a home. Do you have to have a garage? Are you looking for a home in a specific location? There are so many things buyers are looking for when purchasing a new home. Here are some things some of my buyers have been very passionate about:
Location, Location, Location: May of my buyers absolutely want to be in a specific location and only in that particular location. Of course the condition of the home is important but if there is limited inventory in a particular desirable neighborhood, sellers might get away with more then otherwise.
Garage : Some of my buyers are very particular and they absolutely have to have a garage. They will not consider homes without garage, no matter how nice the home is if it doesn’t have a garage it will not work for them. In most cases they have excellent reasons for wanting to have a garage. Their hobby is working or restoring a car and of course you will need a garage for that.
Flat Backyard: Some of my buyers are looking for a flat usable backyard so that they can play whatever sports they desire in the backyard. Some buyers want to add a pool and are looking for that perfect backyard to adding a pool.
Bathroom in Basement: Some buyers have to have a full bathroom in the basement. They might have a family member that is living with them and using the basement so they need a bathroom in the basement for this to work. Of course in some instances you can always add a bathroom but its always easiest if it is already there.
Walkout Basement: A lot of buyers are looking for walk out basements instead of in-ground or walk up basements.
Hardwood Floors: Now this generally is an easy issue to solve as hardwood floors can always been added afterwards but some buyers will not even consider looking at a home if there is no hardwood floor.

I get asked all the time: Claudia is now a good time to buying or selling my Woodbridge area Home? This is somewhat a loaded question and the answer really depends on your situation.
Currently the Woodbridge VA Real Estate Market has lots of homes for sale and buyers are out and about, looking for their first time home, move up home or their downsize home to retire in. So yes homes are selling currently in the Woodbridge VA area and buyers are also still getting good deals. Interest Rates are low and prices are still very affordable in and around the Woodbridge VA area.
But coming back to the question in hand is now a good time to buy or sell. That really depends on your personal situation. Home prices have risen over the past couple of years and many home sellers now have positive equity in their homes making it possible to actually consider that move up home. In the months of August there were a total of 72 homes that sold in the 22192 Lake Ridge area. 29 of these sales where single family homes, 43 townhouses and condos. Out of all the sales in the Lake Ridge area only seven were distressed sales all other sales were regular sales.
Price wise the lowest sale was a condo in Occoquan Ridge at $ 110 k and the highest priced sale in the Lake Ridge area was a single family home in Coventry Glen at $ 610 k.
Lake Ridge is a very popular community with Woodbridge VA Home Buyers with its many amenities. Lake Ridge offers, outdoor Pools, Tennis Courts, Basketball Courts, Walking Trails, Boat Ramp, Playground including a Fantasy Playground and Sports Fields.
