Yesterday I was taking one of these rare days off and I went to the DC Zoo. DC is really close from Woodbridge VA where I live and work, and the DC Zoo is a great day trip. I was super exited to seeing the pandas. The baby panda was chilling and hanging out in a tree. Just didn’t think about taking a picture of the cute panda at the DC Zoo, but instead took pictures of the lions. They are cute. Can I have a pet lion? Just kidding. 

Woodbridge VA is so close to the Nations Capital and all the attractions Washington DC has to offer. The Zoo is just one of the many free Smithsonian Museums there are so many more things in DC to do. Driving into DC for work or simply to see the beautiful city and its monuments or going out for a drink in the City, Woodbridge makes a great commuter location and is conveniently located close to enjoying all the City amenities.

It was my sisters birthday this weekend and I went up to New York to celebrate their birthday and to celebrate Octoberfest. My sister currently lives in New York and we attended the Octoberfest at a German Bar. All this made me think about where are there any good Octoberfests in and around the Woodbridge VA area. 

The are some good Octoberfest posted on the about DC Website. Check it out for Octoberfests in and around Woodbridge VA. There is no real Octoberfest in Woodbridge but the Octoberfest I attended in New York isn’t anything like the real Octoberfest in Munich either. We had to argue with the DJ to play some real Octoberfest music. Lol.

There are two 55+ communities in the Woodbridge VA area. River Ridge and Four Seasons. River Ridge is locate in Woodbridge VA and Four Seasons is locate in Dumfries. 


Conveniently located off 234 close to I95, shopping and dining. Four Seasons offers it all, Club House with many daily activities for everyone. Indoor and outdoor pools, tennis courts and so much more. Four Seasons is a great retirement community. 





Located off Old Bridge Rd and Clipper Dr an amenity filled retirement community that offers it all. 


Main level living at its best at Fours Seasons in Dumfries and River Ridge in Woodbridge VA. There are plenty of great main level living floor-plans in both of these 55+ communities. Four Seasons is a newer community with homes built in 2004 – 2007 River Ridge homes have been built in around 2000. Both communities are great options if you are looking to moving to an age restricted community or a main level living floor-plan in the Woodbridge VA area.

The days are getting shorter and colder which is a pretty good sign fall is just around the corner. As a home owner there are some things you should do to getting your home ready for the colder season. Here are some tips:


  • Clean gutters and downspouts
    • You should regularly clean out your gutters but this is especially important when in fall to assure your home is ready for the colder season. 
  • Inspect your homes exterior and replace paint or rotten wood
    • You should always make sure all wood is properly painted. This will safe you a lot of money down the road. The paint will protect the wood and prevent it from going bad. In the event there is some rotten wood you want to make sure to replacing it. 
  • Trim trees and bushes so nothing is touching your home
    • Avoid trees and bushes to damage the exterior of your home but making sure no branches are touching or too close to your homes exterior. This easy trick will safe you money in the long run. 
  • Inspect window and door for caps
    • Seal  gabs and cracks around windows and doors with caulk and or weather strips. 
  • Service your heating system to get ready for the colder season
    • Hire a professional HVAC contractor to give your heating system a check up.
  • Change all air filters
    • Change your air filters regularly.
  • Clean and inspect your chimney
    • Chances are that you will be having the fireplace going during the colder months so make sure the chimney gets inspected and cleaned. 
  • Test your carbon monoxide alarms and smoke detectors 
  • Replace batteries in smoke alarms
  • Winterize outdoor faucets, hoses and sprinkling systems prior to the first freezing temperatures
    • This is very important as you don’t want your pipes to freeze once temperatures drop below freezing.

More and more Woodbridge VA Home sellers are learning that they can’t just put their home on the market at the top of the price range without doing anything for it. Currently there are a lot of homes for sale in Woodbridge VA and buyers can really pick and choose. Buyers will be going for the homes that are upgraded, and that are priced right.

Don’t get me wrong, if your home if fully upgraded you can definitely list it on top if not above the price range, however if your home hasn’t been upgraded in a while don’t expect the top price range. What are you looking for when purchasing a home. Do you have to have a garage? Are you looking for a home in a specific location? There are so many things buyers are looking for when purchasing a new home. Here are some things some of my buyers have been very passionate about:
 
Location, Location, Location: May of my buyers absolutely want to be in a specific location and only in that particular location. Of course the condition of the home is important but if there is limited inventory in a particular desirable neighborhood, sellers might get away with more then otherwise. 
 
Garage : Some of my buyers are very particular and they absolutely have to have a garage. They will not consider homes without garage, no matter how nice the home is if it doesn’t have a garage it will not work for them. In most cases they have excellent reasons for wanting to have a garage. Their hobby is working or restoring a car and of course you will need a garage for that. 
 
Flat Backyard: Some of my buyers are looking for a flat usable backyard so that they can play whatever sports they desire in the backyard. Some buyers want to add a pool and are looking for that perfect backyard to adding a pool. 
 
Bathroom in Basement: Some buyers have to have a full bathroom in the basement. They might have a family member that is living with them and using the basement so they need a bathroom in the basement for this to work. Of course in some instances you can always add a bathroom but its always easiest if it is already there. 
 
Walkout Basement: A lot of buyers are looking for walk out basements instead of in-ground or walk up basements.   
 
Hardwood Floors: Now this generally is an easy issue to solve as hardwood floors can always been added afterwards but some buyers will not even consider looking at a home if there is no hardwood floor.

I get asked all the time: Claudia is now a good time to buying or selling my Woodbridge area Home? This is somewhat a loaded question and the answer really depends on your situation.

Currently the Woodbridge VA Real Estate Market has lots of homes for sale and buyers are out and about, looking for their first time home, move up home or their downsize home to retire in. So yes homes are selling currently in the Woodbridge VA area and buyers are also still getting good deals. Interest Rates are low and prices are still very affordable in and around the Woodbridge VA area. 


But coming back to the question in hand is now a good time to buy or sell. That really depends on your personal situation. Home prices have risen over the past couple of years and many home sellers now have positive equity in their homes making it possible to actually consider that move up home.
